$285 Million spec megamansion is the most expensive home in the U.S.

In Manalapan, Florida, one of the nation’s most exclusive zip codes, a new 55,000-square-foot home is looking to set a new record for the most expensive home ever sold in the U.S.

Listed for $285,000,000, it’s now the priciest active listing in the country and likely prompted the former title holder, the Gordon Pointe estate in Naples, Florida, to drop its own asking from $295 million to $210 million (the price change came just days after news broke about the Manalapan spec mansion).

Spanning 54,570 square feet, the property at 1960 South Ocean Boulevard includes a beach house, an expansive guest home, and a boat house. It’s also located right next door to billionaire Larry Ellison’s house, the former Ziff family estate, purchased in 2022 for $173 million in a deal that went down in history as Florida’s priciest home purchase.

Currently in pre-construction phase, the megamansion is being built by prominent local developer Stewart Satter, and is listed with Nick Malinosky of The Exclusive Group at Douglas Elliman.

Upon completion, the main house alone will span 50,390 square feet with 8 bedrooms, 9 full baths, 7 powder rooms, 2 state-of-the-art kitchens designed for both everyday use and catering, 2 laundry rooms, and dedicated staff quarters.

Among the home’s coolest features, we find a large car showroom (touted as a “car museum” by the listing), a shooting range, club room, private bowling alley, a state-of-the-art movie theater, golf simulation room, padel court, gym and spa.

It also has two outdoor pools, a 3,200-square-foot front pool and a 3,700-square-foot rear infinity-edge pool with a rare acrylic wall that offers uninterrupted views of the Intracoastal Waterway, as well as lagoons, cascading waterfalls, integrated spas, hydrotherapy areas, and sun shelves.
